How a Providence Distribution Warehouse Cut Its Energy Bill by 69%

This warehouse was spending over $18,000 a month on electricity by summer. At 250,000 square feet, that's not surprising — a distribution facility that size carries a real energy load between lighting, climate control, and loading equipment. But it's the kind of number that starts conversations about what can actually be done about it.

In 2024, Newport Renewables installed a 520 kW DC rooftop solar array across the facility. One thing worth noting about how it was done: not a single hole was drilled into the roof. The system uses ballasted racking — mounting hardware that holds panels firmly in place through engineered weight distribution rather than any attachment to the roof membrane. It's one of the more persistent misconceptions about commercial solar, that installing panels means putting your roof at risk. This project is a clean example of how that doesn't have to be the case.

The Financial Picture

The total project cost was $1.33 million, or $2.55 per watt installed.

Three incentives reshaped that number substantially. The federal Investment Tax Credit covered 30% of the system cost. Rhode Island's REGrowth program added performance-based payments over the first ten years of operation. And 100% bonus depreciation — a federal provision allowing businesses to write off qualifying equipment costs in the year the system is placed in service — pulled a significant portion of the return forward. After all three, the warehouse's effective net cost came down to $766,000.

In the first year, the facility realized $142,000 in combined electricity savings and REGrowth payments, putting the simple payback period at 5.4 years. Over 25 years, the projected net cash flow is $2.98 million at an IRR of 19.3%.

The system now offsets 69% of the building's total electricity consumption.
