On a property with a septic system, the ADU may affect the system's required capacity. The number of bedrooms, existing approval, soil conditions, reserve area, and condition of the system may all matter. Electrical service
An ADU adds lighting, outlets, appliances, heating or cooling, hot water, and other electrical loads. The existing service and panel may have capacity, may need modification, or may need a larger upgrade. An electrician or utility can assess the property-specific arrangement.
The ADU may share the main home's meter or use a separate meter if that option is available and appropriate. Shared service may cost less initially, while separate metering may simplify billing for a tenant. The utility and project team may have other considerations.
Gas and all-electric designs
If the property uses natural gas or another fuel, the ADU may be able to extend that service. Some homeowners choose an all-electric design to avoid adding another fuel connection. The better fit depends on equipment, utility costs, available electrical capacity, climate, and homeowner preferences.
How Can You Design a Small ADU?
A successful small ADU uses limited space efficiently while remaining comfortable, private, and easy to maintain. There is no universal layout, but several design ideas may help homeowners and designers explore the possibilities.
Grouping the kitchen and bathroom near one another may simplify plumbing and preserve floor area, especially in a conversion. The existing location of drains and water lines can influence where those rooms fit, but a designer or contractor may recommend a different arrangement based on the property.
The entrance also affects the layout. A detached unit may have several options, while a basement, attic, or attached ADU may need to balance privacy, stairs, outdoor access, and the relationship to the main house.
Natural light can make a small unit feel more open. Window placement, privacy, views, shade, and exterior conditions all play a role. Storage can also be integrated through cabinets, closets, built-ins, or furniture rather than treated as an afterthought.
For units sharing walls or floors with the main home, sound separation may matter as much as the visual plan. Bedrooms, televisions, plumbing, laundry, and entrances can create noise on either side. Considering sound during design may be easier than trying to improve it after finishes are complete.
The intended occupant can guide other decisions. A unit planned for aging family members may emphasize step-free access and an easy-to-use bathroom. How Can You Finance an ADU?
ADUs may be financed with savings, home equity, a renovation or construction loan, a cash-out refinance, or another lender-specific product. The available options depend on the homeowner's income, equity, credit, current mortgage, project type, contractor, expected completed value, and loan program.
Cash or savings
Using savings avoids loan payments and underwriting, but it reduces liquid funds that may be needed elsewhere. Homeowners may still choose to finance part of the project to preserve reserves.
Home equity loan
A home equity loan generally provides a lump sum and leaves the existing first mortgage in place. It may suit a project with a fairly clear budget, but interest usually begins on the full borrowed amount after closing. Rates, fees, terms, and equity requirements vary by lender.
Home equity line of credit
A home equity line of credit, or HELOC, allows a homeowner to draw funds over time. That can align with construction payments, although rates are often variable and future payments can change. The draw and repayment structure differs among lenders.
Cash-out refinance
A cash-out refinance replaces the current mortgage with a larger one and provides some of the difference in cash. It may simplify borrowing into one loan, but the new rate applies to the entire mortgage balance. Homeowners with a favorable existing rate may want to compare the long-term effect carefully.
Renovation or construction financing
Some lenders offer loans that consider planned improvements or the expected completed property. These products may involve contractor requirements, plans, appraisals, inspections, draw schedules, and other documentation. They can be useful when existing equity alone does not cover the project, but they are not offered in the same way by every lender.
Can projected ADU rent help with financing?
Some mortgage programs may consider documented rental income from an existing ADU or, in certain circumstances, a planned ADU. Eligibility, limits, appraisal support, and other requirements can vary. A homeowner should not assume that the full advertised rent will be added to qualifying income.
Because lending guidance changes and lenders may add their own conditions, a conversation with several knowledgeable lenders can be more useful than relying on a general online rule. A lender may also identify financing options not listed here.
Do ADUs Increase Property Value?
An ADU can increase property value, but the recognized increase may be lower than, similar to, or occasionally greater than the construction cost. The result depends on local buyer demand, the unit's condition and design, its documented status, rental appeal, privacy, parking, and the availability of comparable properties.
An appraisal does not simply add the ADU's construction cost to the value of the main home. The appraiser considers how the local market responds to the completed property. In an area with many ADUs and relevant sales, there may be stronger evidence of what buyers pay. In an area where ADUs are rare, the contribution may be harder to estimate.
The ADU's living area may also be reported separately from the primary dwelling rather than blended into one headline square-footage figure. The exact treatment can depend on the unit's design, relationship to the main home, and the appraisal or loan program.
Rental potential can support the homeowner's financial case, but expected rent and appraised value are not the same calculation. A unit can produce useful income without adding its entire construction cost to the next appraisal. Likewise, a family-use ADU may provide substantial personal value even when that benefit is difficult to measure in a sale.
For planning purposes, it is safer to view an ADU as a flexible housing or income-producing asset than as a renovation guaranteed to return its cost immediately. A homeowner can evaluate possible rental income, family housing savings, operating costs, financing costs, and future resale together.
Can You Rent Out an ADU?
Many ADUs can be rented to long-term tenants, but rental rules vary by location and property. Short-term rentals may be treated differently from leases lasting several months or longer. A municipality, lease, association, mortgage, or insurance policy may each raise separate questions.
Before relying on projected rent, a homeowner may want to confirm whether the intended rental arrangement is allowed and whether owner occupancy, minimum lease periods, parking, registration, or other conditions apply. Local rules can change, so a general statement about ADUs nationwide may not answer the question for one property.
Insurance is another consideration. A policy written for an owner-occupied home may need an endorsement or other change when a separate unit is rented. Coverage needs can differ depending on whether the occupant is a family member, long-term tenant, or short-term guest.
Rental income generally has tax consequences, and some expenses may be deductible subject to applicable rules and limitations. Shared utilities, repairs, property expenses, and the portion of the home used personally can complicate the calculation. A tax professional can provide advice based on the homeowner's actual arrangement.
The practical lesson is to test rental assumptions before building. A projected nightly rate is not useful if short-term use is restricted, and a long-term rent estimate may not reflect vacancy, utilities, maintenance, insurance, taxes, or financing costs.
